The last few years have been tumultuous for real estate in the Tucson area. We have seen low inventory levels, record-low mortgage rates and unprecedented demand driving prices upward. 2022 is showing no signs of slowing down which means purchasing a property is much more difficult today than it was a short time ago. Multiple offers on a property for sale are common, often above full listed price and sometimes the first day on the market. A buyer needs the sound advice of an experienced agent to have the best chance at successfully landing the right property.
A buyer in this competitive market must have all of the preliminary work done prior to writing an offer or else the offer won't even be considered. Items like having the correct loan prequalification form properly filled out or proof of funds for a cash offer are very important but of equal importance are the subtle nuances of an offer. These are the things that are the difference between getting an offer accepted and losing out.
To have a chance a quality listing the buyer and the agent must be ready to move quickly to visit the potential property and potentially write a quality offer on day one on the market. I pride myself on being able to react fast to new properties and writing quick offers that stick.
